Low floor, and a bit of a weird layout, but condition looks ok and the location is pretty good. The SF might be a bit overstated, but not much, so the price looks like somewhere between $700-750 psf. And you are getting two good-sized bedrooms, a small bedroom, a good-sized living room, a small dining area and a small home office for under $1M. Not bad. Thoughts? I didn't quite know where to put this (not enough chops for the choppers thread, don't know how to comp it), so I created its own thread.

Nice price. 1367 s.f. is what I got - 800 per. Reasonable maintenance. Better location that others I have seen for 800 per

newbuyer99, I'm a grouchy old bear so take that into consideration. But there's no hurry my friend. You make a good point about where to place things that haven't been chopped but aren't comp materials. Maybe we should start a "is this within reason" thread.

But, check out this thread (which yours truly started, but nonetheless I think is very important for your market. good luck, and be patient. good things, in this market, usually come to those who wait.

aboutready, I am patient. Was in no means suggesting that this makes me want to buy, just that I like it as an indicator of the direction we are going. We want/need something bigger anyway.

crescent, $974K/1367SF = $715 psf, not $800 psf
