Discussion about
Price per square foot seems pretty good for this area, even is square footage is overstated...is something wrong with this building or unit? http://www.streeteasy.com/nyc/sale/413179-coop-66-madison-avenue-midtown-south-new-york

Just curious: what makes a building a nightmare...?

That apartment sold for 28% less in 2005. The current price can't be good unless it was a complete dump back then and it is now a luxury renovation. Otherwise, it is just an apt. that is not worth much, for one reason or another.

Just from the plans, looks as if it's an old office building that was converted to rat-box apartments on the cheap.

Checked the apartment this weekend. It is a rather dark apartment, and not very well-maintained. It also has the strange configuration on the upper floor of a staircase that leads to... the ceiling. (From what the broker said, the I line is a line of duplexes and they used the public stairs to connect the apartments.)

Other than that, it is not horrible. Yes, it will need a renovation. Yes, it does not have good light. But the price does not seem that bad. But indeed the prices in the building are significantly lower than prices of comparable apartments in the area, so something is going on there. Plus turnover seems to be pretty high.

The buildings financials are a mess, the board members area bunch of buffoons, I believe the super was just fired after 20yrs of service , there have been multiple managing agents in the last few years.

The apartments themselves are ok, a little dark as one poster mentioned, but the internal workings need an entire overhaul.
