I don't think the buyers of sophisticated masterpieces like metal shutter houses give a shit about PPSF. The spaces, finishes, layout, the retracting walls are all very beautiful and above 99.99% of NYC spaces.
I've just noticed most of the good new buildings are in the fringes.

Well then living in the fringes is appealing because I don't need to be around domestic amenities and I don't do the subway.
The quietness is appealing.
I like the West Chelsea/West Village vibe.
