Discussion about
When dow was going up, all those posts about how suddenly re is correlated to the dow. Of course, that was the exact opposite of what was said for, I dunno, years. Now, down 400 points. What happened to all those folks claiming that? Haven't seen one in days...
The only ones who said that RE was connected to the DOW were the bears. I have always laughed at the assumption that RE and stocks are connected. But I'm not surpised, since you only read the information that you want to see.
> The only ones who said that RE was connected to the DOW were the bears
I guess none of us should be surprised that you start off a post with a blatant lie.
Really, only bears?
WOW, you're sad.
Alpine, whoops #1:

And, have you even met Ericho?
Dude, are you lying or just this dense?
steveF does not speak for the bulls. I am the head bull and the spokesman for all bulls. And I have NEVER said that stocks and RE are connected.
Wow, my my, thats quite a backtrack.
So, you're taking back your original lie that "only bears" said it?
bears have said that RE and stocks are connected. But I have a life so I'm not going to dig up old threads.
Alpine, I'm sure there has been a bear that said it... but I've also seen bears against it.
But that isn't the point.... none of this addresses your lie.
Are you taking it back?
> But I have a life so I'm not going to dig up old threads.
Ha, pathetic response. So, you spend 100 hours a week on the board, but you won't spend 10 minutes to look up a thread.
Guess you know you're BEAT....
And, best part, YOU DON'T HAVE TO.
We already proved your statement a lie.
You going to take it back or what?
I don't know. Are you going to take back your statement about Bergen County being "SO cheap"
Urbandigs has also said that the EQ rally has had a temporary postive effect on the RE market in that it gave sideline buyers confidence that the market had turned a corner. However, his point was that once the rally subsides then the confidence will dissipate.
anythign that SteveF doesn't really count now does it? In which case I only really recall Noah correlating stock market rally with increased RE activity.
No... because my statement wasn't wrong, like yours.
cheap (chp)
adj. cheap·er, cheap·est
1.
a. Relatively low in cost; inexpensive or comparatively inexpensive.
You pulled out a piece showing a median price of ONE THIRD of Manhattan, which was the subject at hand. And, worse when comparing like to like.
Sorry, that is what cheap means.
So, you taking it back?
Bergen County is not "relatively low in cost." The average Bergen homeonwer pays substantially more in property taxes than the owner of a new development condo.
and there are several towns in Bergen County where the median price is well over $1 million. In Alpine, the median is $3 million, making it the #1 most expensive zip code, per Forbes.
nyc10022,
So next week when the Dow is back up near 9,000 I am 100% percent sure you'll be silent.
"Bergen County is not "relatively low in cost." The average Bergen homeonwer pays substantially more in property taxes than the owner of a new development condo."
Yes, because taxes are the primary makeup of the cost of real estate.
And because that square footage in manhattan wouldn't be 5x.
Yes, alpine, keep digging....
Its funny.
and alpine wonders why folks are always disagreeing with him.
Down 400 points? since when? last week?
Today it was down 100.
"nyc10022,
So next week when the Dow is back up near 9,000 I am 100% percent sure you'll be silent. "
Thats a crock of crap. I wasn't silent when it was up last week.
Try again, though...
next week it will be up. trust.
you still have not explained how Bergen is cheap. The average price in Alpine is $3.4 million. How is that cheap?
> you still have not explained how Bergen is cheap.
Yes, I didn't have to... YOU DID.
You pulled out a stat showing the county is 2/3 cheaper than Manhattan!
nyc10022, weren't you the one judging Obama's presidency by the daily movements of the Dow? LOL. What an idiot.
Some of you are ridiclous..and the fact that this is even a thread made me laugh.
Can we please stop talking about New Jersey?
justinb, but for how long. and i'm not sure you're right. hedgies and others really want to take profits, and are worried about earnings. they can take profits now, and get back in if they were wrong.
why do you keep ignoring this stat?
"For the period between July 2006 and June 2007, Alpine ranked #1 in a tie with Fisher Island, Florida on the ABC News list of most expensive zip codes, with a median home sale price of $3.4 million."
zip codes are a silly way to measure wealth.
"zip codes are a silly way to measure wealth."
I bet you would not say that if your zip code was ranked #1.
> why do you keep ignoring this stat?
Because the CORRECT stat was already given by you... why look at bad ones?
Dude, YOUR stat...
With a median price of $481,250 in the third quarter of 2008
Sorry, thats cheap relative to Manhattan. VERY cheap.
> I bet you would not say that if your zip code was ranked #1.
No, because it would still be the WRONG STAT. Just as me pointing out there are apartments that cost twice as much as any house in alpine (more, actually).
Because its the wrong stat.
Alpine claimed BERGEN wasn't cheap, and the BERGEN stats show it is!
Alpine is in New Jersey. New Jersey is a sewer.
How many billioniares reside in Manhattan? Around 80. Alpine? 1 or 2. How many properties sell in Alpine on a yearly basis, anyway? 10? My building alone has a higher median sales price (and higher sales activity) than Alpine, Jerzey.
and per Miller Samule, the average Manhattan studio is $365,000. So I guess Manhattan is cheap too, huh clown?
And you can't compare ALL of Bergen to Manhattan. If your going to do that, then it is only fair you compare ALL of Bergen to ALL of NYC. If we are only going to concentrate on one NYC borough, then it makes sense to only concentrate on one Bergen town, like Alpine.
Aren't you the one moving to Washington due to lack of funds?
I swear, if I could, I would strangle you through my FIOS wires.
Pardon?
That would require me crossing a bridge or tunnel into Jersey wouldn't it? No thanks.
> and per Miller Samule, the average Manhattan studio is $365,000. So I guess Manhattan is cheap too,
> huh clown?
Samule? Is that what you ride to work?
Dude, did you just try and show that the median manhattan STUDIO costs almost as much as an ENTIRE HOUSE in BERGEN! Your Bergen number is from 2008, so you need to compare that. You'll be at nearly the same number!7
Dude, you couldn't make my case any better if you tried!
> swear, if I could, I would strangle you through my FIOS wires.
Truth hurts, I guess.
> That would require me crossing a bridge or tunnel into Jersey wouldn't it? No thanks.
LOL.
Great one, brabus.
and to strangle you would require me crossing the bridge to get to Brooklyn.
> and to strangle you would require me crossing the bridge to get to Brooklyn.
Alpine, if you want to visit Manhattan and see the empire state building and everything... great for you. But I don't recommend going through Brooklyn.
You can take the GWB directly from northern New Jersey to Manhattan!
You should check out a broadway show when you are here.
Considering the swings made in the DOW, I don't think 400 points as being a meaningful indicator of ANYTHING. There's just more general volatility in the DOW these days. Breaking millennium marks seems to be the only thing truly meaningful these days.
and for the record, I do not plan on strangling anyone. I hate climbing 5 flights of stairs and it's just not worth it to strangle a renter on this forum.
Yes, it would only be worth it for alpine if he could do it in bergen county, so he can run home afterward, and not have to worry about high priced lawyers and other things no one can afford in Bergen.
