Discussion about
Just saw the latest glenwood ad.... this is a medium expensive full service set of buildings, and they're now advertising $2287 net rent. Not the best buildings in town, but you're talking doorman/elevator/fancy lobbies, etc. I believe these were $3000-3500 minimum at peak.
so if Glenwood rents are delcining, how do you explain this:
http://www.streeteasy.com/nyc/rental/509355-1930-broadway-lincoln-square-new-york
it's empty!!!
Alpine, do you understand what the word "decline" means? Did they teach you that in New Jersey?
Glenwood has been decreasing rents for new tenants and not tenants that have been there for many years. The decrease is significant (400-600.00)/month.
UES seems to be declining more so than UWS.
You think Glenwood is "medium expensive?" I think it's among the "most expensive" housing stock. They have built impressive buildings, all overseen by Mr. Litwin himself.
I figure $2300 for a one bedroom, and you're definitely not in the "most expensive" category anymore.
where was the ad for glenwood at $2300..thanks for the help
New York Magazine. They have one almost every issue. The one with the bride wars girl on the cover. I always forget her name. (not kate hudson)
i have that copy..thanks
Its in that whole RE section in back, right after the featured listings.
You could also just contact them...

That is not true. Each Glenwood buildign is different. I think you would be hard pressed to find rentals that are more expensive than the Grand Tier and 10 Barclay, both of which are Glenwood buidlings. And I can assure you that your not renting in these buildings for under $3k.
If $4200 for a one bedroom is "most expensive", then you don't..
oh, right, you live in New Jersey.
no idiot, $4200 is the chepaest. This is the msot expensive:

Again, idiot, if you lived in Manhattan you'd know that an apartment with 1.5 bedroom, views, etc. for $6800 is not "most expensive" either.
Also note that they tried to rent the apartment for $4200 at one point.
You should stop talking now.... you only sound dumber each time.
the apt. I posted is one of the most expensive, if not the most expensive, 1 BEDROOM rental. I never said that it is the most expensive apt. overall.
and since they increased the price by 65% it is liekly that it was listed for $4,200 by accident.
nyc, did they specify which building or was it a general advertisement? The only one that I wouldnt care for is the one on 102nd Street.
> I never said that it is the most expensive apt. overall.
Yes, backtrack, backtrack...
"I think you would be hard pressed to find rentals that are more expensive than the Grand Tier and 10 Barclay, both of which are Glenwood buidlings"
When you're wrong, change your story, got it.
Alpine, we know you're stupid... why do you even bother? You claimed its the most expensive, not true. Before that, you claimed that rents were NOT going down (as if one price point shows movement).
Seriously, why do you bother posting? We all know you're an idiot.
Also, if you actually lived in Manhattan, you'd know that the Upper East Side and the Upper West side are different places. You seem to have them confused.
Next time you visit, look at the map.
I'm not back tracking. Of all the NYC management companies, Glewood is the most expensive.
We didn't like the discrepancy between what Glenwood advertised (2/2, balcony - $3662) and what they offered when we went for our appointment: Convertible 2, 1.5 bath, no balcony, $4295.
Explanation - you wouldn't want to live in that one, 2nd floor, already rented (so someone wanted it), followed by "Our buildings have 92% occupancy so we don't have to discount, but sometimes we advertise."
Too reminiscent of the sleazy come-on ads on Craigslist.,

Funny, yet another backtrack right after you say you're not back tracking

Yes, unfortunately, alpine stepped in on a thread he knew nothing about - look above, he even confuses upper west side and upper east side - and then started two whole new threads on me.
I guess he's feeling extra dumb today.
I just took a quick look at the above postings, and I'm having trouble following the pricing trends that people are referencing.
Here's the list of all Glenwood buildings on NYBits. Could somebody point out particular buildings that they're talking about (either in terms of Glenwood having indeed lowered rents, or saying that they wouldn't.)

Thanks.
