I am about to enter a contract, but found out that the 2008 financials are not out.

Should I be worried and wait untill I see it?

Given the market news out today, I am even more anxious about this move now. Although I am getting pretty good price (at 03-04 level), still feeling that coooooooooooold feet.

you are in the beginning of July, so it is reasonable not to have 2008 financials available. in good coops, most of the time, you would be able to get them by now.

the other thing is to review the fiscal year start/end. while most coops follow calendar year, some do not.

If they're on the calendar year, and financials still aren't out after six months, I'd worry about how the co-op is run.

tbontb - it isnt out of the ordinary for 2008 financials not to be out. Have you attorney look into the 06 and 07 financials in the meantim. If you tell me the coop, I can see what the bank's perspective of it is in the past. You should find out when its going to come out. Most good coops will have it out by mid-year. Also, not having the 2008 financials may or may not affect financing. sunny.hong@bankofamerica.com
