Jonathan,

Please clarify, for once and for all the following:

1. Has your methodology of counting inventory recently changed?

2. If so, has the change resulted in your need to update past inventory figures in future reports?

In several recent reports, you have updated a past quarter's inventory information only in the report showing the year on year change and NOT in the quarter following the report. For example, your Q2 2008 inventory figure in the original report was about 6800 units. Your Q2 2008 inventory figure in the Q3 2008 report was also about 6800 units. However, in the Q2 2009 report published yesterday, your Q2 2008 inventory figure is about 8600 units.

3. If you need to correct inventory figures, why does it take more than 3 months to do? Were you unable to correct the 6800 figure in the September 2008 report?

4. What has changed in your methodology?

5. When was the change implemented?

6. Will you ever tell us what the change is or, at a minimum, tell us that the figures are unreliable until you are able to confirm them ONE YEAR LATER???

7. Why do you see it fit to omit this material qualifier to your data?

Thank you

Statschecker, you are a pain in the neck.
Jonathan, do you have any data on Harlem for this quarter?

StatsChecker - Questions 1,2,3 & 5 have been answered by myself and others (and confirmed by JM) in your prior threads. Questions 4,6 & 7 are still open.

I don't see MillerSamuel being bothered by StatsChecker. Every info business has its crackpots.

I think StatsChecker ought to build a better mouse trap since everything else is inadequate.

SC - get over yourself dude. More threads on this topic after the question has been flogged to death on your other (already duplicative) threads don't add anything to anything. This is just spam. angler is 100% correct about what has already been answered. If your point is that the market would benefit from a footnote in MS's reports to settle points 4, 6 and 7, well, you're right. But no more right than you were the last two times you started a thread to make the exact same stump speech.

What, you mean beating dead horses way after they're pet food is not acceptable on SE?!?!

None of my questions have been answered by Miller Samuel. With all due respect, none of you compile the data, and none of you can explain it.

why are you so obsessed with the data? Are you a Miller stalker?

We don't compile the data, but we do follow them close enough to know your questions are redundant.

Question 1 - Yes
Question 2 - Yes, methodology shift was implemented in 4Q08 report which revised 3Q08 and 4Q07
Question 3 - See answer to question 2
Question 5 - See answer to question 2

i'll concede the redundancy - i didnt mean to offend such high minded people. the fact remains that nobody knows the answers to questions 4, 6 and 7 - and more remarkably, nobody seems to care. if you don't care, don't post on this thread. the negative feedback is tiresome.

and NO i am not a stalker. i am interested in understanding the data same as everyone else.

Does anyone know where Mr. Miller had gone on vacation to? Maybe we can send an emissary there to find him.

"you do know its July 4th weekend and he is probably enjoying himself and time with his family AWAY from a computer screen, give the guy some time"

Did July 4th weekend start 2 weeks ago? He's been avoiding certain questions for at least that long.

sorry, make that 4 weeks:

ignore this person
report abuse

"Currently there are more new development units in shadow inventory (new units not yet offered) than the total number of re-sale and new dev listings combined and its growing."

That's a shockingly huge statement. Do you have any sources/numbers to back it up with?

people, Miller hardly ever posts on SE. Give him a break. He posts on Curbed every Thursday. I see him there quite often.
