Building inspector recs?

We are thinking about buying an apt in a very small coop (5 units). And, based on some other threads, are considering having a building inspector look at the building to see if there are any issues we should be aware of. Does any one have any good recs for such an inspector and/or other thoughts on assessing the building risk?

Dennis Douglas from Mt. Vernon. I just watched him patiently explain to a first-time buyer how her heating system worked.

Thanks - that is helpful. Do you think it makes more sense to have the inspector come before/ or after you have an accepted offer? Just wondering if the results would affect the price and negotiation

Get it after you have an accepted offer.

If the inspection finds any defects you zing the price.

Just recently had an apartment inspected we hope to purchase.
Went with www.carnellengineering.com, and they charged us $475, which was reasonable when compared to others and for the piece of mind it provided.

Anyways, the main problem found was that the tiling around the tub was not properly done. Looks like the owner tried to fix leak problems. This led to some water damage to the wall, illustrated by the fact the wall is soft right next to the tub. Minor problems included broken window sashes and interior doors that don't close very well.

We do have an inspection contingency in our contract. Looking on advice for how to deal with this. None of these problems were disclosed in our prior visits to the apartment. I have been advised that we should start by asking nicely that they fix all of the problems located by the inspector. Then insist, and then demand. Thanks in advance for your advice.
