Price is going the wrong direction, dumbass. Price needs to be about $2.2-2.5mm to move it - low ceilings, ugly building, on busy street, no central air, expensive reno.

$850 per sf for raw space (since it is 3 apartments to be combined) seems a bit much these days when finished lofts are closing for under $1,000. Raising the price seems bizarre.

It's got pretty low charges though, for 4,000 square feet. Probably raising the price is a tactic to get some attention, and it worked. I don't think the price is that far off, certainly not $2M off.

I saw this. LOW ceilings for such a big space. 9-19.5' max. It was already in the midst of a complete gut renovation and a construction site. Average architect designed plans. Their architect INSISTED the place could be done, central / new windows / high-end kitchen appliances, for $200/sqft. I didn't see that happening on this planet. Thought other places offered better "value" for finished price, quality of building, etc. Being on the same block as Nobu wasn't that important to me since that block also happens to be a major traffic thoroughfare.
