340 East 74th a condop?

I have noticed a number of no board approval listings from the building. Obviously, could be sponsor units. Does anyone know if this building dropped its approval process? We are in the neighborhood and our building is considering going condop as well.

Not sure about approval for new purchases, but it seems that there may be some retroactive board approval issues. Hope the Post stays on this; it could be a lot of fun to watch.

nice building and all, but do you really think it is a "ritzy Upper East Side apartment" as stated in the Post? Ah,... not so much.

A misconception on Cond-Ops: Whether a building is one or a coop has nothing to do with board approvals in this or any other building. The term is used by some less educated or experienced agents to describe 'loose coops' that do not have the typical approval processes. This is wrong. A cond-Op simply means the overall building is a Condominium, BUT typically the residential component of the building is a cooperative. It is a way sponsor seperated the retail/commercial units of a building from the apartments. Some of the most restrictive buildings in NYC are Cond-Ops. A building being a Cond-Op does not mean simple approvals or unlimited renting...certainly some Cond-Ops are that, bust so are some Co-ops. I represent the sponsor sales at 340 E 74, those have no baord approval on the sale, onceit is closed it is the same as any other apartment in the building.

It is a good building, nice Lobby, Mid Block and Friendly Doormen.
We have been selling a number of Sponsor Units there in the past couple of years.

Was not impressed by this bldg. at all or the block. I was quite surprised the post would say it was a "tony" bldg. in one of their articles about this tenant and her husband when all the hoopla began.
