Discussion about 320 East 57th Street in Sutton Place
This prewar on 57th in Sutton Place has 12 units listed for sale or in contract. The total units in the building are 96, so does 12 seem high? Any reasons to question this building? Prices seem good. Units for sale are both on the north and south sides (lines A-F). Thanks.
Now there are 14 units for sale (including a combination). Any comments on this building? Any comments on this block of 57th street between First and Second Avenues.

Heard that 2 years of maintenance has to be held in escrow for a minimum of 2 years is opening ante to get to talk to the Board. Make sure you ask in detail about this before making a bid or signing a sales contract.
Moreover, the landmark scrollwork and single pane windows prohibit both through-wall and window AC units. Watch out for this one– Hadies on the A and C lines drag the entire building's prices down.

Long time sitting, eh? Fortunately for the sellers, they get to keep the $90,000 deposit on that April 2010 contract.
Sometime between April and the scheduled July closing, the would-be buyers realized the apartment had insufficient AC, single-pane windows that wouldn't permit window units, and the building didn't permit through-wall units. "Realized," forsooth, after ponying up $90,000.
Anyway, they didn't show up for the closing and sued to cancel the contract. In her decision the judge explained what "caveat emptor" means, how "ordinary intelligence" is presumed, and told the sellers to keep the $90,000 with her blessing.

If I were obsessed about apartments in a part of Manhattan, it wouldn't be Sutton Place.
I do happen to be especially partial to the Rip Van Winkle Bridge in Columbia County.
