Discussion about The Edge - North Tower at 34 North 7th Street in Williamsburg
I attended their launch party a couple of weeks ago. The sales person there told me the avg psf for 1 bedroom units are around $900-$1100. They must have spent atleast a million in the party alone. I wish them good luck in selling those over-priced units.
wow, that seems really expensive for a location like that. My mortgage broker thouht it maybe a good investment unit but I didn't know they are priced so high
Yes it is indeed very expensive for the location - for that much you can easily find a coop in the city, heck you may even be able to find a condo. Potential is there but at these prices they seem to be artificially inflated. Would advise to wait for prices to soften.
saw the Edge today. In summary, was pleasantly surprised. No, its not cheap but depending on the unit there are a few that are <$950 sq ft which will have outdoor space and unobstructed views of manhattan. the area (i live and own in manhattan) reminded me of the lower east side presently or the east village 5-10 yrs ago. Can definitely see it being a construction zone for the next 5 years and in reality, there's not much immediately surrounding it. (I saw Northside Piers next door first, btw, and the walk there on N4th was almost frightening. Like walking through a wasteland.)
The amenities in the Edge (pool, gym, sauna, basketball court!?, etc appear to be first rate as do the finishes.
Pause should be given when considering that the area closer to the subway will be for "medium income" rentals. Didn't like that too much. But overall, again, very impressed. The property appears to be primed to take advantage of the waterfront area developing.
there is a yahoo group/blog
edgeincontract @yahoo.com
This is a group for open discussion of Edge related issues amongst contract holders and serious buyers. You must be a contract holder or serious buyer to be a member of this group.
Anyone affiliated or employed by the Developers Group, Douglaston Development, Levine Builders or any other company or organization involved with the marketing, selling, construction, development, or financing of the Williamsburg Edge condo is not eligible to join this group and must declare him or herself to be so.
After negotiations and back and forth discussions the situation at Williamsburg Edge has been resolved. I will be moving into the building next month.
I do not wish to receive anymore communications on this matter
Thank you
Jaynie
Well, then perhaps posting on a message board wasn't the right approach.
Separately, I heard Brooklyn Flea is moving the outdoor to the Edge site. I guess the Edge owners are giving up on this market (for now).
