So, I was walking by Harsen House the other day (120 W. 72nd)--a major new, ultra high end building on the UWS--and I was utterly shocked at the tenant that is occupying the ground floor retail space.

I wonder how those people who paid $2.5 million for a 2 bedroom apartment, or up to $8 million for a full floor, 4 bedroom residence, feel about having a Sleepy's mattress shop downstairs?

The building is billed a "green" building, LEEDS certified (whatever that is), blah, blah. I'm sure all those foam mattresses downstairs really count as "green." LOL

Envious because I didn't overpay at $1700/sq ft? Nope, not me. There is no question that the Harsen House has dressed up the fairly unremarkable block between Columbus and Amsterdam. It would be great if there were a few more like it along that stretch.

But, if I were paying $2.5 mil for a 2 bedroom pad, I would expect something a little more high-end than a Sleepy's downstairs!

While you were there, Spiderman, did you pick up one of the discount mattress fliers that the Sleepy's saleswoman was handing out in front of the building while she was chatting up the doorman?

What would be considered more high end? The condo likely has no interest in a food market or restaurant. Where does Duane Reade fall within acceptability? At least Sleepy's is a good credit.
