Gotta go to Mo's.........
I guess you never know when you'll need rollerblades in an emergency.
Visited the sales office about 15 months ago...nice apartments but too pricy and the hood is just too noisy...and now there is a Mo's...This is the building that the single chick visited on "The Real Houswives of NYC"...and the woman in the condo sales ads is a current/former porno actress...the Mo's is nice though, 2 levels and clean and they are running a sale of 20% off Nike clothing...Gotta Go to Mo's!!
I got lost in a Modell's when I was a 3 and it still was a department store on Long Island, and I've never forgiven them for it.
I fully agree with the assessment - overpriced and waaaaaay too noisy. 7th Avenue is much less noisy, and 8th is even better, if you MUST be on an avenue.

Sizzlack, I do as well, on 21st in the middle of the block. I was kind of excited to see the building go up thinking it might be tall like Chelsea Stratus and so avoid the noise, but no. And the Modell's - I would have died had I bought in that building and they put a Modell's in it. Just shows the developer wasn't really very interested in building - more about owning a commercial condominium.
If you look at the picture they show, there is nothing on the commercial floors. Sure doesn't look like that now.
And at ~$1,500 psf, it's even more expensive than Stratus (~$1,200), sans Modell's.
Who are they kidding?

I myself am on 16th. I was intrigued as it was going up too but once I saw that gray brick...well....
What cracks me up is how insanely overpriced this place is. I am 90% sure that this listing:http://www.bondnewyork.com/nyc_apartment_listing_35120.htm is on the third floor. It has a terrace but it is right above Modells and faces the intersection of 18th and 6th. Who would ever want to spend 1.3 million dollars to sit on a 3rd floor terrace that faces a very noisy 6th avenue??!!??
and I remember going to their website last summer and thinking it was pathetic...

I'm in the middle of 21st Street but can still hear some (not much) 6th Avenue noise. Those people won't ever be able to open their windows.
Years ago I looked at the building where the ATT store is, across from Foundling Hospital. Back then a 2-br 2-ba was going for like $1.1 million (probably $2 million now - ha ha ha!) and I said no - can't live on this street, even if it has soundproof glass.
And yeah - I hate the gray brick, too. Looks like the 21st century equivalent of the White Elephant: the Gray Elephant.
$1.3 million to say, "I live above Modell's. Stop buy next time your kicks wear out!"
The activity will probably die down soon enough but every time I walk past the building on a nice day there are people from both Chase and Modells stationed at the corner handing out flyers and whatever...
must be nice to leave your "super high end" condo and run into those people day in and day out
Modell's will always be there like Circuit City in Union Square.
There are commercial properties on the ground floors of most condos/apts in New York and actually in most cities. What's wrong with Modell's?
What about the Caroline with Best Buy, etc? It's better because it's a rental?
Come on Steve, you are talking down prices with every angle. I think you would love to buy in that building if it was a little lower priced!

My wife and I checked out the sales office when they were in preconstruction. We liked the finishes better than a lot of other new contruction we had seen, but were dubious about location, price, look of building and potential commercial space on street. Every time we go by the building and see the Mo's and Chase I am so glad we passed on this one. Also, for kicks we checked out sdome actual apartments after the building opended for onsite showings, and were completely underwhelmed. Another cautionary tale for people buying on the basis of showroom presentations.
It's just the tasteless way it's done, Tony. The building looks like Modell's - the space is on the second floor. Huge difference between having commercial property on the ground floor & basement vs. having it on the second floor. Makes it look like Manhattan Mall.
Yeah, but a lot of our city is tasteless. Part of its charm.
I have to agree with you steve, there is a nice looking new dev on 72nd between Columbus and Broadway (I don't know the name of it). The building looks great, but they put a Sleepy's mattress in the retail space. I have nothing against Sleepy's, but it sure does compromise the look of the building.

i feel so lucky that i did not buy here in the excitement of last year.

I have nothing against retail, but it depends on what it is and how overwhelming it is.
Maybe we should just move back to Potomac, Steve. Then all of the retail would be contained on Rockville Pike.
Is that the radiator/ac unit in the middle of that wall of windows? How very 1990 of them.
Retail on the ground floor is great, will: it's what makes Manhattan a great place to live. The question is the size and tastefulness of that space. Living above Jensen Furniture or Williams-Sonoma is one thing; living above a porn shop or a shopping center is quite another.
Juice, the building you are thinking of is Harsen House. I actually started a thread on this a few weeks ago, I was so shocked at the selection of the retail tenant for the building. Harsen is half floor and full floor residences that start at about $2.5 million (for the 2 brs). Full floors are about $5 mil and up. So, Sleepy's is not really in keeping with the whole "luxury" feel....
When I posted I was accused of being envious (that I wasn't living above Sleepy's? LOL). The thing about the Sleepy's is that it overwhelms the rest of the building at ground level. And you are right, the rest of the building is actually quite nice looking.
I have seen this Modell's as well...same deal. It is overwhelming and cheapens the look of the building.
drg, I guess Manhattan was bound to resemble a suburban outlet mall at some point, even at a $2.5M price point.

Anyone else notice that all the stores in the strip of buildings directly next to 100 W18 have all gone out of business? The bagel store, the pizza place, the porn shop and the framers is having a going out sale. I wonder if the buildings have been purchased by someone who plans to build on the site?

No...different avenue but very similar deal. Not that the porn shop or crappy bagel store was worth saving. But all within the last few weeks Ive noticed that they have all shuttered. And the South facing facade of 100W18 has barely any windows which says to me that they clealry thought someone would eventually build next to them. The buildings I am talking about are all crap, pretty run down and dilapidated...so I guess its really no surprise.
This is why I love the Washington Heights area. Grit city; the one I moved into years ago. Though cannot convince the other half to make the move up just yet. Chelsea used to be my favourite place (prior to that the Village) now it feels like...I don't know Vienna or Brussels. Or Disney Land on the weekend with all the tourists.
We looked at this building too - about 2 months ago, saleswoman was pretty aggressive apartments almost sold out blah blah... one other couple showed up the entire hour we were there on a Sunday open house. Anyway, the tax abatement that they tout is very lame - phases out completely after ten years and starts hiking after 2 years, on the 2 bedrooms we looked at that meant something like 2k a month in taxes for 1700 square feet. I am sure this thing is going to go to price chopping now that Mos is downstairs.
