I've seen The Pad...It's nice and "lofty." However, no amenities and not in the prime Williamsburg area. Check out The Edge. It's a new development by the waterfront.

is the area safe? is it 10-12 walking minutes from the subway?

nyc08, you should walk down South 2nd at night (9pm -11pm) and get a feel for the neighborhood. There are tons of tenements. In the summer everyone hangs on the street, plays music out of parked cars, open fire hydrants, drink, smoke. In the winter there are strange faces in doorways. And that type of neighborhood isn't for everyone. The nearest train is the J/M/Z which is a difficult walk past the Williamsburg Bridge on/off ramp. The prices at The Pad are certainly very low but everything cheap in NYC has a hidden price. If you want cheap with less grime you might try places along the G train route in Greenpoint. it takes longer to get to the city but you won't have people being shot on your block.
Last Saturday night I had to get from LES to North Brooklyn. There were no available cabs on Delancy so after 30 minutes of waiting I hopped on the B39 bus which crosses the W'burg bridge (it was my first time on that bus). I got off at the depot on the Bklyn side and walked down South 2nd to Bedford to catch the B61. The neighborhood was scary and I don't scare easily. I asked my Bklyn friends about South Williamsburg and the few of them who had lived there all moved after a few months. One of them had someone shot outside their door a few years back. Next time I need to get to Willaimsburg and I'm not close to the L, I'm taking a livery cab.

Fignar, I'm looking at 2D, listed at 560sf. The 1st floor is supposedly 405sf, but without counting the two exterior and one interior walls, you get a usable 338sf using their dimensions (13'6" 9'1" 6'9")11'5".
The upper level has a 5' ceiling height. It's a sleep loft, not a room, and should absolutely not have its area counted as regular square footage.

So where can we buy a studio ,+alcove or one bedroom in low budget in wburg?in a not too bad area ,without a Manhattan priced maintenance ;it seems difficult

I was really sucked in by their slick website so I went to check out the place in May on a Saturday afternoon. First, it's a good 10-12 minute walk to the Bedford L. The blocks immediately surrounding the Pad are very, very sketchy. If anyone is considering buying there, I would encourage them to take a walk around at night.
I was in Williamsburg just last night. In general, I like the area - lots of restaurants and stores, cool hip edgy vibe, lots of "young people". But it's still a little freaky strange. One guy - with scary bruises all over his face - approached me and my friends, and said, "Look at me!" and then proceeded to pressure us for money. He followed us for a whole block, saying rather disturbing things, walking too close behind, but finally left us alone. That was my first bad experience in that neighborhood.
Up by the Bedford L it's very nice- I've certainly got no issue with that part of town. Walk 7 blocks to the south, and its not quite Marlo Stanfield slinging rock, but it's not too far away either. A month ago there was a machete attack one block away from the Pad.

The neighboring 94th precinct, which includes Williamsburg’s tonier North Side and Greenpoint, has seen a 6.38 percent crime hike — the borough’s second-highest increase."
i have signed a contract at the Nforth,it's a nice building south facing;near the subway,the area is safe ;the "gentrification"will be a reality.The price range is the same as the Pad.

Check curbed.com for recent reports of gang-related violence in South WB. A shooting, random stabbings, kids w/ machetes (seriously).

btw: i'm not sure how lofty fits into the description since lofts are usually open and spacious...
