Eddie is a bitter renter upset that the NYC real estate market is not crashing. He lashes out at everyone and tries to "rationalize" his bad situation by saying that everyone who owns is in bad shape. He actually is very pitiful.

Wow, you have to be an idiot to think its the renters who are bitter these days. Sorry, but its an absolute thrill to not be leveraged in a declining asset in the worst housing crisis since the depression. Look around, the most joyful bunch are guys like steve and dco, with top of market buyers like you resorting to following folks around and posting just insults.

Lie. Everyone who owns is not in bad shape. Anyone who leveraged themselves to the hit to buy peak of market, though, is absolutely in bad shape. Record bankrupcties tell that story. Even worse is to be those in marginal areas.

And why would you call where I am a "bad situation"? I didn't make the huge mistake you did. And I'm in a position to take advantage of any declines, or wait it out paying a small fraction of carrying costs of buying. I'm psyched. Only you would claim that having *more* money is bad...

I can relate to EW. I can't afford to own. I would love to buy a place of my own but the prices are to high for me. It upsets me that there are a lot of people with more money than me who bought a place in Manhattan over the past few years. Am I jealous, you bet I am. I don't wish for any harm on anyone but I wouldn't mind to see prices drop or crash. I am sure EW feels the same way I do. I just feel it's a waste of time posting doom and gloom crap all over the place. In the meantime I'll keep renting and hoping one of these day I can afford to buy.

Let's review Eddie's false claims and assertions about me - I bought my first place in 1998, own my condo with a very small mortgage in one of the best up-and-coming areas in all of NYC.

EW all I was saying is that it's frustrating that prices are still high for both of us. A downturn like a crash would allow us both to afford an apt. In addition we are probably jealous of those who have more than us. I think that is only natural. I am sure there are people who own an apt that can afford a significant downturn if one were to happen Eddie.
I also think it is healthy for one to vent their jealousy and frustration. You do it by your postings of doom and gloom. I have no problem with that. Most people on this board find it irritating but even more people on this board know that you are just venting your frustrations.

Yes, awful frustrating to have been proven right, and on the correct side of a housing bust. Someday I hope to be "successful", which apparently is owning in a marginal neighborhood on its way to record price declines. Then I'll try for bankruptcy in several other investements. Only then will I be the true american success story, a Queens white box owner!

In 2001. Been cheaper to rent since then (if not earlier), and he has been saving money ever since. And don't for get that back in 2001 it would have taken 125-175k for a downpayment on a very nice place. He has turned that money into many millions over the last 7 years by investing it elsewhere.

Eddie proved to himself in his own mind that he is right. As he keeps paying increasing rent with no equity interest in his home, and as NYC real estate holds steady, he takes comfort that in his mind, he has been proven right.

Was your prediction most the of the country will experience a housing bust, but Manhattan will hold on through the credit crisis with little to no impact and that only once Wall St. was impacted will prices in Manhattan flatten? Or was it slightly more generic? What exactly was the prediction that you are currently claiming to be correct on and when did you make these famous predictions?

Just wondering if you've considered shutting up?

It doesn't take much of a brain to figure out that you think real estate is going down, that now is not the right time to buy real estate, and that in recent periods you don't believe that it was sensible to have purchased real estate.

We get that. We also get that there is evidence to support your assertions, that there are problems in the economy and problems specific to NYC, all of which fits nicely with your side of the argument.

We understand.

But what most of us here don't understand is a few things:
1 - Why are you so angry
2 - Why are you obsessed with having the last word
3 - Why is it so important to continuously provide bad news
4 - Why you even care about other people's real estate decisions
5 - Why you have now become one of the most talked about topics of conversation on streeteasy, trumping even real estate itself?
