Question: if i bought a sponsor unit, when i resell it, is it still count as sponsor?

my broker some how does not know the answer.

I don't know the answer (although I think it is "no"), but you should get a new broker. The ostensible reason for allowing the broker to keep a significant portion of the purchase price of your apartment is that they are experts who have more familiarity with the market than you. If this turns out not to be the case, you're basically throwing away 6% of your sales price.

No. Unless you specifically purchased sponsor rights to the apartment (which can be done and would allow you to rent out the unit outside the constraints of board's sublease bylaws) it is no longer considered a sponsor unit once you take ownership.

uwcider, it looks like you do not know the answer. bramstar is correct, the answer yes or no depending on how you set up the purchase. Live and learn, the brain can learn something new each day.

I had no idea you could purchase the sponsor rights. How is this done? Anyone know more about this? Thanks.

I know the answer to this one! NO! Once you complete your sale from the sponsor you are then the owner. When you sell you are classified as such. The sponsor i think is the owner/developer of the original property. Hope this is slightly helpful.

Yes, I have not heard of anyone selling sponsor rights before (not that it is impossible) but if someone is asking the question then I think that it is pretty safe to assume that they did not buy any such rights. Typically you reap the benefits of the sponsor unit but the next buyer will not.
