Have you looked at 70 Washington? It seems to be a comparable building....

Sweeney is smaller, established with good finances, and the block away from the BQE helps with noise. 70 Wash has 4 times the apartments and needs to be proven out a few years financially, but nice building and apartments.

They were both developed by two trees though I believe....I'm considering buying at 70 Washington. Any idea on what a farir price is per SF in Dumbo?

There is one is the Sweeney building listed by Sotheby's that just keeps dropping. It was originally listed at 1.7 and is now at 1.39...it is now under $600 per square foot

All the apartments seem to be sitting for very long periods of time...I think the ones priced at 800 per square foot and above are still too high

the one that keeps dropping has no natural light. Your view is of a wall about 10 feet away. It's still overpriced.

70 Washington is way overpriced. Only apartments that are left are ones where it is unbelievably noisy and the view is of the BQE.

Any thoughts on what an appropriate price per square foot should be for 70 washington or Sweeney?

the problem with asking about an appropriate price per sq. ft. in those two buildings is that it is so dependent upon light/views. there are apartments in the sweeney building that have no views that in my opinion should be around $600 - $700 per sq. ft. then there are others with great bridge/city views that should be around $700 - $800 per sq. ft. (or even more if they have outdoor space). to give you some perspective, there is a beautiful apt. at 42 main st. (one block away from the sweeney building) that is 2500 sq. ft. with three true bedrooms and lots of light that is on the market at about $685 a sq. ft. meanwhile, there are apartments in the sweeney building and 70 wash. with no views and they are asking between $750 and $800 per sq. ft. -- that, in my opinion, is why so many have been on the market so long

I'm surprised to see that the apts on the corner of York and Washington that look out onto the BQE at 70 Wash have sold. I can't understand why anyone would spend their $ to live right there.

There seems to be a significant volume of unsold inventory in Dumbo in general. The volume of property for sale not including those that are currently "inactive" is quite large and most have been on the market for extended periods of time. Prices are definitely dropping

The apt. on the Sweeney with no light is massive and in mint condition -- and I hear it's now sold! Someone got a good price at 1.399 for that duplex, it was at 550 PSF, great deal.

I looked at 70 Washington over the weekend...the place is falling apart...cracks in the floors...hallways are very loud...overpriced

I agree on 70 Washington. Definitely does not have the same solid, quality construction feel as 30 Main St. or to a lesser extent 1 Main St. 1 Main St. being the oldest is in need of some repair in the hallways.

I wonder what people on this board think will happen to prices in Dumbo once the J Condo and Beacon are ready for occupancy. Are there lots of speculators hoping to flip their apartments? Will the influx of people make Dumbo less desirable, more desirable? Will more businesses be coming in as a result?

Originally 1.7 now 1.39..... good, hit them hard know with even lower offers....... all cash for 1.25, set the tone for the new market.

Everybody else, pay attention, it only takes one dummy to ruin the whole thing...... bid low, bid low, bid low, bid low, bid low, bid low......
