Ok. So NYC real estate is plateauing - certainly in real terms net inflation. The reason - credit crisis / Wall street flame-out - is well-known and there is no need to rehash that. Sideliner here, like Otto I sold my apartment a bit over a year ago. Too bad I didn't cash out all my equities, although I cashed out enough. Looking for a Classic 6 or 7 in the village, but these apartments barely exist, so I'm happily renting a great place. I view rent v own as mostly a financial decision, so i won't be buying until i feel prices have declined to the point where it would be financially advantageous to take the plunge.

classis 6 in the village will be rough happy renter. we looked for years and never found one. not one. why not just go for a townhouse?

12 months ago, thought I might buy in 12 months. The horizon just got even longer...

AgentRachel, people here either has a broker, or don´t need one. Generally speaking, they don´t appreciate brokers looking for clients in the threads. Posters at Trulia seem to be more way more naive and generally softer than here. Maybe you want to try your luck there. I am a sideliner with cash. I´ll either go directly to the seller´s broker, since I learned a lot already and I have a good lawyer, or hire someone recommended by friends.

Hi Mimi,

Can never hurt to ask! I do agree that posters here are pretty mean. Why do they like to fight so much? Going to the sellers broker is not a bad idea for reasons I'm sure you already know. However, keep in mind the sellers brokers primary concern is the seller. Where are you looking Mimi?

I routinely block broker emails from people like you who won't stop pestering me. Most people on this board do NOT want to be solicited. Developing a reputation for having a tin ear and being crazy annoying is not smart.

Yikes, chill out! I don't really love the soliciting either, but AgentRachel really isn't overloading each thread here. If you don't like it, click "ignore." Some people really spew a lot of venom about brokers here, and it's in poor taste. Yup, there's a LOT of bad ones out there, but it's really not fair to the brokers who are honest and hardworking, some of whom are regulars on this board (urbandigs, front_porch are the first to come to mind).

Yes, you're right. Urbandigs and front_porch do add value to the board, and I would welcome any insights AgentRachel might add to the discussion. But she has offered nothing but straight solicitation ("do you have an agent", "what are you looking for"). It is basically spam. It's inappropriate, a nuisance, and steers an otherwise great thread off-course.

I dont mind getting broker off the board for buy BUT i would HATE to for them to show me something from the board. I looked at it, if I liked then I would moved on it. Unless there is info that I am not aware of (ie, the seller listed high but willing to go lot less).

Hi Jif. Not sure what you've looked at so can't promise it wouldn't be something you've found here. However, i do have access to additional listings and I can often tell by a number of factors, if the seller would take less...

Yes, I have nothing against brokers either - I just don't need a no-value-added broker that doesn't do anything I can't do better (find properties I've already seen, run comps, research background on the sellers). A really great broker might be an amazing negotiator or tell you about the perfect property that hasn't been listed yet, for example. My mother was a very successful real estate broker, and I've worked with others that I trusted. It is not helpful, however, to have re brokers, mortgage brokers (sunnyhong from Countryside comes to mind), FSBO sellers, etc. inject their wares into a thread about something else. That's why I thought it would be fine for someone in one of the above category to start a new thread - but to butt into an otherwise interesting conversation is disruptive. I'm on here for informative discussion, not junk mail. Unlike the back-and-forth insults, spam is not even entertaining.

This post is about understanding the possible role (impact) of sideliners in the near future RE market. It shouldn't be corrupted, and by this, I mean that when the thread goes to the top of the posts, and you open it, and there is not valuable info, just someone trying to sell something, you get frustrated. On the other hand, I get annoyed with many people that posts to vent their anger, compete about their stock market knowledge, etc, driving the thread up in line just to make us read a nasty remark. Both conducts are toxic. Nevertheless, it seems that a wonderful tool like streeteasy, like any internet open forum, comes with this side-effect. I'll continue checking it daily in spite of this.
Rachel, make yourself a favor and start a new thread. This one is a veteran already, has been going on for months, and deserves respect. By the way, people like Noah and Ali are very valuable to this talk, so this is not an agent-averse posting. And people like West81are just RE angels, too bad she only looks at one neighborhood and in a certain price-range....

Admin, I sympathize. People in my family (immigrants, not very financially sophisticated, but fairly successful) hear that we're about to move to a rental and pay $5000-$6000K/month and shake their heads that we're "throwing so much money away". Of course, some of these same people lament having bought at the peak...

On the subject of the tread, nothing has changed for us. We decided to wait, and we're waiting.
