Discussion about 10 West End Avenue in Lincoln Square
(Discussing building at 10 West End Avenue) I don't get the price increase. Some of these places (lower priced ones) have been on the market for more than 100 days!!

I think they are trying (desperately) to make it look like the place has some heat. It does not.
yes, these people are delusional. The building is in a TERRIBLE location too - have you been by? homeless people everywhere and it feels dangerous. WAY OVERPRICED
as it's new development, the price increases each time they release new units.
even if the location feels undustrial/unsafe, a lot have started to rent instead while they hold onto the prices. eventually it will clean up as there's so many new developments coming up in that area and riverside park is being landscape all way down to that area.
What about competition from The Hudson, The Element and, in the hole between the Herschel School and The Hudson, the fourteeen story Adagio60? Too many in one place - all the views just of other buildings? Or a possible desirable enclave of glass-walled modern buildings?
10WEA is a better bldg than Hudson etc, but bad school district for all these

RE: "Heat". I agree with you but they did sell a couple of apts that they increased. Go figure. Maybe they're trying to persuade/coerce people who are still on the fence. Plausible? I dunno. I still think the price increases inexplicable.
they are delusional - I'm from the city, looked at the building and the area - building is pretty, but the area is horrible. Like the worst I've seen in lower Manhattan.
My concern with this property is that it is behind the Trump Parking lot. I would think that the view from the condos on the lower floors will be blocked when Trump places a building on the lot.
Horrible, might be a bit of an overstatement with respect to the area. I live in the neighborhood now. I would agree that it is not the nicest, but it is not dangerous and full of homeless people. It is however somewhat inconvenient as you have to hike uphill 3 long blocks to get to the nearest subway and at least that far to get to a supermarket you might even consider patronizing.
I still don't get the price increase. Maybe the smaller units are the only ones generating interest???

Are there any official plans to build across the street? Last I heard that the owners are only permited to build 17 floors, but in the current housing environment, is any owner going to risk building?
hey,western beef is a great market- people are people- last week , i paid $4 for two pineapples there. One at whole foods at columbus circle is $5- everything there is WAY cheaper, and closer if your on west end.
The most pressing issue for 10wea, is the con-ed plant , and the steam generator- on hi-demand days, the turbine kicks in, and the pressure relief blasts out of the small metal pipes at 130 decibles- even with double pain windows, it's pretty loud- don't even think about opening a window when it's roaring-
The hike up 57th is nothing- every one walks in manhattan- the only real issue is when your walking home and there's a stiff wind coming off the hudson - that can be a little cold
The other advantage is access to westside highway via 57th- for most of the new tenants in these building's , they'll bring-buy cars- and it's cheaper in this neighborhood to park, either in the building or in the lots.
10 wea is sig cheaper than bldgs 2 and 3 blocks north and is just as nice/nicer. park will be landscaped all the way down to 59th as other poster said which will totally change the area. i have lived in neighborhood for years and never heard the con ed plant making that much noise.
the con-ed plant ( smoke + noise ) is definitely a concern. the noise of the sanitation trucks heading to the sanitation pier down 59th and other traffic is a concern. the waterviews that will be blocked when they develop the parking lot is a concern. and of course, buying at the top of the market is a concern.
does anyone know anything about the construction company either? cambridge construction or something?
didn't williamsburg start out that way too?
also riverside boulevard wasn't great either when they started. now look at it.
i recently looked at the hudson, element, and 10wea. of the three, i think element is going to be the nicest. hudson's fixtures seemed not as nice as the other two. element is in the middle of the block but lots of amenities. 10wea is on west end, so there should be some view. however, like others have said, not crazy about the area and glut of condos. personally thinking about the madison square park area to buy.
