What is the real story on the Lucida and the Brompton

nycondoblog (who supposedly knows such things) said in January 2008 that there were only 10 units left in the Lucida and that it was 90% sold. 110 unit building. nycondoblog said in december 2007 that the Brompton was 80% sold. I have seen conflicting total units in this building but the number I have from their marketing materials was 193. In both cases nycondblog cites the sales offices as their source. Today on streeteasy, the Lucida shows 4 active listings and only 15 listings in contract. The Brompton shows 12 listings in contract and 17 active listings. I have looked closely at both and liked the Brompton better. I asked the sales office for an update on availabilities a few weeks ago and with the exception of 1 listing it was the same as last fall. Both buildings started out saying occupancy was to be in the fall of 2008. I walked by both the other day and both are getting close to being finished. I imagine closings will start in early 2009. What is the real story? How can Lucida be 90% closed with only 15 out of 110 listings in contract? How can Brompton be 80% sold with ony 12 out 193 listings in contract? Does streeteasy have bad data? What is the real story? [less]

Hi Jake, thanks for your comments. In the case of new developments, we show everything provided by their sales centers and provide whatever updates as they come in. Some brokerages decide to provide a listing for every unit available and will be diligent in updating the status of their listings. On the other hand, there are some brokerages who choose to only provide a small set of listings without unit numbers and will not update their listings in a timely matter.
In the case of the Lucida, we are showing 4 available listings, 15 listings in contract, and 30 'previous listings'. A "previous listing" is a listing that is no longer available at their sales center, and there could be a number of reasons that a listing is no longer available. It could be in contract, or temporarily taken off the market.
The Lucida and the Brompton have sold very well and the 12-15 contracts you see on our site is just a portion of what they have sold. However, we only display what is being reported by the sales centers. Please be assured that we do our best to provide the most accurate and the most comprehensive information out there.

But how do you or I know Lucida and Brompton have sold very well? You yourself said the only data you have is that provided by the sales center. And that data suggests much lower sales figures than the 80-90% sold figures they gave to nycondoblog at the beginning of the year.
Your editorial comment about selling "very well" is, quite frankly, not supported by the data the sales centers themselves have provided. Take it back! Unless 14% sold after 1 1/2 years on the market is selling "very well." (we have 15 listings in contract with 110 units being constructed)
I think the point is, is that that data is not correct.
Are you a potential buyer? Ask them for the number and if you decide to buy, demand that they rep to it in the contract (this would be out of the ordinary but shouldn't really cause them angst if its true). Also look through the Off Plan amendments, I know in another building they actually came out with an amendment that listed the apts in contract and the one's not.
