Discussion about
Last month, I wrote a post arguing that Tribeca is overpriced, given its quality. This story confirms my view. Luxury projects like 34 Leonard, Five Franklin Place, and One York, are all struggling to sell. I guess prospective buyers actually visited Tribeca and saw the construction warzones, and garbage bags on street corners, and decided that spending $5 million to live there is simply not rational. http://curbed.com/archives/2008/10/23/tribeca_in_trouble.php#reader_comments

No surprise... rufus points at a bunch of comments as "evidence"... and there he is, comment #3 and #7.

nyc10022, you're an idiot. the evidence is those condos having a hard time selling. Or are you now accusing me of being a writer for curbed?

nyc10022, are you paranoid much? i did not make those comments on curbed, but i'm not surprised since everyone on this board thinks that anyone who is remotely critical of the "almighty NYC" must all be the same person.

The problem isn't Tribeca, rufie. The problem is the price. Someone would buy land in the sulphorous pit of Hell if the price were right.

$2M for a one bedroom, no wonder they aren't selling.

I also think Rufus is a knucklehead.

See, everyone in NYC thinks Rufus is a knucklehead.

Rufus - get it now? It's 3:00 pm, are you getting ready for the dinner shift at Bob's Big Boy?

Rufus is a real dufus.... Year over year, Tribeca ranks #1 most expensive zip code in the US. That says something alone! I live here and love the peace, solitude, no mass tourists, its close proximity to everything and most of all its DOWNTOWN NYC. TriBeCa has history, cobble stone streets, and great architecture/design. Dufus Rufus is just a jealous bitch! He does say one point i agree with.... Get rid of the trash in the eve's!

Best,
DownTown kool

jay, tribeca is one of the most overrated urban neighborhoods in the country. Regarding prices, NYC real estate is crashing like a stack of cards. And tribeca is certainly not immune.

Most people don't want to live around garbage bags; sorry dude, it's just not my cup of tea. Chicago wins out every time against NYC. it's not even a close call.

And, there is Chicago, which not only started lower, but has declined even more.
If you're that down on NYC, you must think Chicago absolutely sucks...

Cracker Boy, you state that Chicago wins out every time against NYC. You're partially right. New York can't compete with Chicago in a few key areas, as has been demonstrated to you with data and numerous articles:
1. Most polluted US city -- Chicago
2. Highest violent crime rate -- Chicago
3. Greatest exodus of population (certain to accelerate in this economic climate) -- Chicago
4. Highest homicide rate -- Chicago
5. Most rapidly accelerating increase in homicide rate -- Chicago
6. Most homely population -- Chicago
7. Highest illiteracy rate -- Chicago

Do you see the pattern, Cracker Boy?

rufus, the problem I have with you is that you don't like NY. I have no problem with people who would use a NYC real estate crash as an opportunity to buy. If that happens we won't have the 70's again where vast swathes of Manhattan were deserted at night. You see rufus, most people predicting a RE crash just want the city to become more affordable, they don't want it to die. You want NYC to die. Guess what? Every time you post something bad about NYC, Chicago gets worse. In a week or so all the Chicago hedge funds will be out of business and handling cow carcasses and pork bellies will be Chicago's #1 industry again.
