Discussion about 200 East 78th Street #2C
Has anybody checked this apt out? Would love to hear the feedback given that it appears to be reasonably priced. Thanks.

Not if you click through to the broker's site which I'd think is more accurate.

Heard it went to contract after three bids came in following the most recent price reduction. I didn't go to the open house, but "needs work" as per the description is the tip off that ~$800 sq ft may not be as cheap as it seems. Outdoor space a +.

Check this listing for 2BR ~$800/sq ft. half a block from the park and mint condition (no outdoor space):

what happened to everyone saying a 2 bedroom will sell for $700k soon.

I said it and there will be 2brs for that price. You have to wait. Stop the whining. It will take time. Watch and see - there will be ones cheaper than that too if the maintenance is high

if sandman is correct, contract may have fallen through, which is not uncommon in this market.

one other thing I thought of on 200 East 78th Street #2C - must be loud since all the windows face 3rd Ave. on the 2nd floor.

Just got the info on 200 E. 78th - contract signed but buyer hasn't passed the board yet, so the firm can legally still advertise. Just a ploy to drive traffic, and the Real Estate Board has guidelines suggesting firms label exclusive listings "contract signed."

Yup, I got the same info from the broker, jtreadwell. They can put a little "In Contract" but I guess they don't want to drive the traffic down in this market.

check out 16 E. 96th 7D, sandman, if you can go as far up as 96th and outdoor space isn't critical. Worth a look.

noise on 78th & Third Avenue.2nd floor facing the avenue? Nah. Unless of course you count the noise from the jumpers like Star Jones or A-Rod hitting the street off the top of The Empire or the comatose brokers from Halstead across the street pulling a "network" and screaming "I'm mad as hell and I'm not going to take it anymore!" before eating their treos. otherwise quiet as hell with the buses and cabs.

Horrible bus stop noise right under the windows of this apartment, and a not so great mixture of street sellers and Gristede's delivery people always mingling on the sidewalk below the "terrace". This apt. sat on the market - and got discounted - for many reasons, but noise and low floor are chief among them.

200 E 78th 2C certainly looks like it needs work, but it has a huge terrace and a big dining room that can easily be turned into a very legitimate 3rd bedroom if the buyer wants. In other words, I think it's got a lot of advantages over a *typical* two-bedroom.

Does anyone know what the story on this apartment is? It was in contract months ago, but the deal appears to have fallen through. Meanwhile, they don't seem to be having any open houses and the price is still the same. Just curious...
