This is a junior four without a doorman. Wake up and smell the coffee. $670k and falling.

Actually it is asking 870k, although 670k would still be way too much for this dark hole.

$670k was my guess at what the ask should be. The thing is there are still people who'd like to be in this hood and you can squeeze a baby to toddler in there and still hang out with your swanky pals in the hood. If they don't lower this soon, they will have to take $450k by next spring. It's all a guess of course, but no one in finance but the stars is getting much of a bonus. Apartments need to be priced to the next industry standard....which is what? Senior people at marketing firms make what bankers two years out of B school earn....or used to earn.

It seems like a nice place, though points to consider: it's on the first floor, and the 2% flip tax is steep. Monthlies also seem a little high considering the flip tax and that there's no doorman.

The public school is awful - so they'd have to go private or g & T. Assuming they cannot afford a real 2br private wouldn't be an option

Just took a look at this listing. Seller's gone down to 799k. 670 sounds like a steep drop off the last comp?

I have no idea if there's a comp, because it's a townhouse, so there are only 2 or 3 units all told. I personally think this unit would be an attractive option if the school it is zoned for (PS198) were better. The truth is there's a huge difference between that and being zoned for PS6 or PS290, whose catchment starts a few blocks away from 95th. It is relatively big for the price and, although most windows are more like shafts than actual windows, that's better than nothing.

think its worth it, location next to park, light aside? Seems cheaper sq ft. wise than other stuff that close.

kitchen, not photographed, needs total reno and redesign.
also not pictured master bath which oldish, and master bedroom, very small.
marble fireplace in living and mirrored wall are not the most tastefully done, neither is the 2nd bath.
views of neighboring buildings and surrounding courtyards are not terrible, but nothing to look at.

also, madison loses all its charm after 94th street, 5th ave's still nice tho

Never been to the place. It has stalled in the market and better deals have showed up elsewhere. For me, the school district was a no-no so I started looking within the PS 290 catchment. Also, I feel the maintenance is a bit high for a floor-through brownstone, since you're not paying doormen etc.
