That is about 600 sq,ft, in a prime UES location. I'd say $900 to $950 p actual sf or $540k to $570k if you're serious.

this apartment is a poorly laid out alcove studio...it's definitely not a sleeping alcove..having looked at many, many alcove studios this looks about 550sf not more than that. It seems truly insane to ask for $695 in this marketplace but who knows. $540-$570k for a dining alcove/not a sleeping alcove studio is too high...they will be fortunate to get $475k; but again you need just one person to say yes.

I'm actually looking for a large 1 br or small 2 br in this area. I'm cursed with caviar tastes on a tunafish budget, kinda.

Hi Julia,

As mentioned, am looking for a bigger space, but like the area. Oh, if only I could dump all my stuff & feel zen-like contentment living in a studio. But I'd like to live in the East 60s, close to CP, that's the fantasy anyway.

Whatever I buy, want to live there for the next 10+ yrs.

To my surprise, I agree with Julia. It's not about the square footage, it's about what the apartment is good for. A studio is still a studio, even if it's bigger than some 1-bedrooms, and $500K+ for a studio seems pretty silly to me.
