I just paid 1160 psf in Tribeca. 16% under the ask. i feel pretty good about this as we love the space etc. thoughts?
Congrats! TriBeCa is sort of all over the place in terms of ppsf, so it's hard to judge, but if you love the place and will stay for awhile, I think you should be fine.
we do plan on staying for as long as were in the city. also there is a good public school (ps 234 i think) so that will be a cost saver down the road.
1 ppsf is an irrelevant metric in the abstract. i love when people like steve say wake me when its 800 ppsf, as if all properties are the same and deserve a similar ppsf. you could pay 1500 psf for one property and get a steal and 700 psf for another and get robbed. off the top of my head the factors that affect it include ceiling heights, layout, condition, finishes, schools, location, floor, view, light, building amenities, building finances, monthly charges, building status, outdoor space....
2 who cares what we think, enjoy it.
I would need to know more about the unit and amenities, but if it is for a full service building, and it is a condo, it sounds pretty good.

I think that is pretty good. I know the area well, and I think that where you are is the nicest part of Tribeca. You are close to the river, within walking distance of Soho and the WV, and it is a quiet street on the weekends. I think it will be a nice building, so congrats on your purchase.

thanks, that makes me feel better. obviously no one knows where we go from here, but i had to move, andall in all i feel pretty good about how things turned out. we shall see.
Any thing available in the area for 1.6mill?I was looking at walker but too dark and tooo far east
Michelle, as I said in the other thread, I would wait for a few months. New inventory will come in the spring and by then most sellers and brokers should know to price aggressively. It's too soon to be finding the less than $2million "bargains" in tribeca right now. Wait for the increased inventory levels of do you need to move soon?

I don't know much about the building, but the location is fantastic.
