Rockrose's new rental building will open next month. Rent starts at $2,000/month for studios and $2600 for 1-bedroom. That sounds reasonable, but here's the catch. It's on tenth avenue and west 37th street, one of the most awful locations in all of Manhattan. Rockrose needs to cut those prices by at least 30% before they can fill up that building.
Yes, going west is cheaper. Go even further west, to Chicago, and demand and prices hit the floor.
Chicago rental buildings are way nicer than NYC's. No one disputes that.
Rufus, shutup. I lived in Lincoln Park and the Gold Coast. Nobody wants to live in Chicago but you.

wad, it must be painful to have once lived in a nice clean affluent neighborhood like lincoln park and gold coast and now having to live in grimy NYC. I hope you're handling it well.

I mean, clearly first-time-post "JohnAnthony" is a reincarnation of "Rufus", and this sick thing goes onto every New York City blog under the sun to promote that dump Chicago and repeats the same two nonsensical phrases; "Chicago is nicer and more upscale than New York" and "the wealth and brains are spilling out of New York"...or somewhere along those two lines.
I very highly doubt this weird, creepy, obsessive thing lives in New York and the NYC hate and ironic obsession makes this all creepier.

i wouldn't say it's a "10" on the creepyometer, but it's flirting with 5-plus for sure.
anyway, those related buildings are really misguided. the only attraction to that far-west area is 1) proximity to the javits center (i smell a ton of corporate housing being made out of these!) 2) the potential for great hudson river views. and, duh, the buildings are just 20 stories, which hardly maximizes the views.
i think the related folks deserve to take a bath on such ill-timed buildings. they really seem to have some issues on dealing with reality, as their other buildings in the area only j-u-s-t implemented a free month's rent, freakin' 2 months after all their competitors.
even more to the point, the silver towers (silverstein) on 42nd and 11th will start coming online early in 2009, adding to the neighborhood glut. fully expect prices to fall below post-9/11 prices (say, about $2300 for 1 br), at least for the coming year.
Related is responsible for some of the most overpriced and ugly rental buildings in Manhattan.

Go find a Chicago website to post on ... of course if there are even any, since nobody really cares about it.
michaelkyleh, wirednewyork is a great website because people are not judged for being critical of NYC. My favorite poster on there, is a guy called AntiNimby, who is a new yorker but has said many times that Chicago's architecture, residential buildings, and overall design, are superior to NYC. He basically makes the same points I make but is not judged for it.

w37th between 9th & 10th ave is actually quite nice. I lived there for over 2 years. More convenient to chelsea, meatpacking and hells kitchen than tribeca or financial district by far. I usually walked to clubs on 27th & 10th, galleries, chelsea restaurants and bars. One of the most underrated areas in the city.
I think that area is shaping up to be one of the most over supplied rental areas in the city. Those two huge Silverstein towers and there will be THREE Rockrose towers. Feel sorry for people who bought in Atelier to rent their apartments out: they will be getting $1500 for a 1 bedroom.
