Can anyone share some info for this building? Is it really located in TRIBECA? It seems to me a little off. Common charge? Any Tax abatement?

I would not call the location tribeca...it is more appropriately in the netherworld of chinatown and the state/federal courts. Of course it is a quick walk to tribeca proper

It is also around the corner from an NYU mega dorm on Lafayette

What are everyones opinion on this building? Since its not 'technically' in tribeca, is it discounted enough?

The eastern border of Tribeca is Broadway. 50 Franklin Street is not in Tribeca.

As the resident tribeca expert on this board (pun intended), I agree it is not in tribeca.

However, and this is big, it is currently zoned for ps234 which is quintessential tribeca as well as being one of the best public elemntary schools in the city. The ps234 zone does not extend this far east except at Franklin St. for some strange reason.

Buyers should be aware of the new feeder school being created in the Tweed courhouse building from where children will go onto the two new schools being built in bpc and in the Gehry/Beekman tower near Pace Uni. this will lead to rezoning and I can't see 50 Franklin remaining in the ps234 zone.

Having said that, ps89 was new a few years ago and quickly built a solid reputation due to parent involvment, great facility, good teachers and principal etc. so the hopes are high in our area of of woods that these two new schools will be of a similar high standard.

Can anyone comment on updated thoughts on this building? I took a walk around the neighborhood and was really turned off by the homeless shelter around the corner and the jail across the street. Can anyone comment on whether this area is safe? Thanks.
