Finally in contract. Wonder what the clearing price will be. Recall a discussion on this a few months ago but couldn't find the thread.

Just reduced $200K, to $1.45MM. Intriguing property, but impractical for most buyers.

Still very pricey, the layout can be fixed a little if a split 2-bed is desired. Use the plumbing connections in the wall of the kitchen to move the kitchen to the dining room instead. Not super difficult. Kitchen becomes 2nd bed.

Wow. Realistic pricing on a space that really has some great features, on a lovely street, in a great location. That is a very nice deal for the buyer.

If you look in acris the buyer also paid 35k to the board to buy back a piece of the hallway which originally was part of the apartment. Reno done right is more like 400k+, considering there it needs a 2nd bath, there is virtually no kitchen (no gas line) and requires major skim coating. i say it was a fair deal... it just shows that when markets go down, the wrecks are the apts to buy.

Drz. Couldn't disagree with you more. In a down mkt you buy the polished stuff not the rough spot. Lmao. So this dufus buys apt, buys hallway, puts in $400k while living in a rental for the 6 month construction and PoOF, like magic a completely done unit comes on line for $1.3mm. And there goes your sweat equty never mind the $400k you just put in. Lmao, ask Spinniker how his renovation is going, he's got his own broker telling to hurry up so he can get out bf the mkts takes another down. Lmao.

Just ask the guys buying and restoring vintage muscle cars how that mkt is going? They saw a 71 camaro in height go for $100k, bought a pos and put in $60k and 2 years thinking they'd get $30k profit and now the manheim auctions are trading the same camaro for $50k. Lmao.

And I am smart shrimpie. My magna cum laude, 4.0 in both my majors 99% on standardized exams, to be asked to be a ta by my professor, my bank account, my election to one of the top young executives at my bank etc. Etc. Etc. But I am most proud of my happy little daughter and son, oh and I excelled at having one of each. It's the last twist movement that determines the boy. So like my family I wanted an elder daughter so left the twist move off the first go around. Bet your husband don't know the 'move.'

And commercial ll does not 'define' me as a career, as I am still young and had a hand in an IPO, was/is a banker, student, educator, Father etc. Etc. Etc. When the time is ripe I can 'choose' how I will define myself in the future.

No, I don't know much about the caste system in India. Do I need to?
