The 10G owners sold their living room to 10F. You can sort of see on the floorplan where the door used to be. The current living room used to be the dining room.

...and the seller in that deal is the seller/broker in this one.

Yup, that dog will not hunt in that neighborhood. NW corner, $2,000 (guess) per F2. Who cares. Central Park? where is that? No idea from this place, better chance of catching a view of Riverside park.

Most of it faces west, with one bedroom to the north. "Dramatic sunsets" indeed, though maybe disappointing to guests who're all het up to see the park.

Same story at the Beresford a few years ago, where an E bought the adjoining F's living room and made it their library. Can't find the listing now, but think it was one of MacRae Parker's.

I'm glad they came out OK. When I went to see the apartment, I got the impression that when they sold their living room, they did it out of genuine necessity, not avarice. And for a mutilated apartment, it was renovated and reconfigured with tremendous integrity.

The history here does suggest a little bounce between the spring, when $2.875MM was too high, and the fall, when the price was right at $2.9MM. Not exactly a dramatic move, but the sort of stabilization we've seen in a lot of places after the free-fall of the preceding year.

Surely you didn't just say you're seeing stabilization and bounce in a lot of places. Do you mean just in the San Remo?

Spinnaker: Absolutely - there are patches of relative strength, and the second half of 2009 was much better for sellers than the previous year. In the short term, I'd say your timing was just about perfect. In the long term, I'm still bearish because of fundamentals; but in the long term we're all dead. In the meantime, you get to enjoy a really cool apartment.

At the opposite end of the spectrum, this new Warburg listing embodies the word "unspoiled". Big project, but one of the few that would actually be worth the trouble.

It's especially nice that the maids' rooms are identical. No picking favorites. Very egalitarian, or something.

I'd pull up the wall-to-wall in the LR, maybe take out the track lighting, and otherwise leave it alone. The kitchen is great, especially the original tiled stove hood. The maids' rooms could be for junk or for one or two kid-guest beds apiece.

There's a gold record in one picture, and shelves full of LPs, so maybe some music type.

Yep, leave it alone. If there's any weakness in the plan (quickly looked at my copies of the floorplan, 10-room line is the largest non-tower, comparable to the A-line), it's that the kitchen is too far from formal dining room. D has the kitchen & 2 maid's across the hall from DR which is preferable to me. Not that I would quibble with a corner at the San Remo :)

I probably wouldn't change anything, but since we're doing the RE porn fantasy thing...

What about opening the DR to the pantry and the library? Not removing the walls altogether, just creating passages for flow and light, maybe with French doors or pockets on the east wall of the DR. Also, if the passage between the library and the LR is really as small as the floorplan shows (it looks bigger in the photo), widening it might be in order, to create an enfilade from the DR to the LR, showcasing the view.

A lot depends on the condition of the walls, electric, plumbing, etc. If they're OK, a traditionalist might just paint and and move in.

Good idea. Matching doors from LR to DR through the library. There're plenty of other rooms to be an office-ish kind of space, so library should be more in the flow.

The pantry door I'd leave. With the $14M apartment comes a cook, and none of that kitchen-as-heart-of-home hooey. Those closets off the DR were originally part of the servants' hall, so that space'd go back.

The thought that the San Remo doesn't take Lotto winners is ruining my fantasy, though.

I don't think the price is aspirational. Of course, the estate might just take the first offer that comes along from buyers who'll pass the board.

I suppose (dream world) that if I had the money and could pass the board, I don't know that I'd jump on this. Kinda dig the other layout a little more.
