Tearing the place down? It is an active construction site with a lot of scaffolding. Went by yesterday though and didn't notice anything that strange. I did see the plywood part though, nothing that worried me however. Its still pretty raw and has a way to go, perhaps that could explain why you think it looks like its being torn down?

I got storage too...not at 30K tho. Last summer when I signed it was still 20K. It's a 4 x 5 foot unit.

I did...I figured I would either use it or rent it since there are far fewer storage units than apartments, and I don't think anyone every says "this new york city apartment has too much storage".

The 25 sq ft ones opened at $20K but now are $30K...I got the 7th and 8th amendments today confirming this. $30K is what the sales office quoted me in February so they had seen this increase coming. Hope this helps.

Sales office update...Steve said that they are applying for a temporary certificate of occupancy for floors 1-5 to be ready to move in in November. He said they will be able to move in roughly 2 apartments a day...which means that it will take roughly 3 months to move the whole building in. He said 95% sold, and he is telling people 1st Quarter '09 just in case they run into any delays. Movin along and it looks good...

and for the record, I personally find the former Barnes & Noble building to be one of the nicest examples of Beaux-Arts architecture in the Ladies Mile Historic District (along with the BedBath&Beyond one at 18th). I am glad to soon be living across the street from it, it is a beautiful building.

I am defensive because every single one of your posts in this thread have been directed to me. I respond because every time you post something it starts with my name, implying you are trying to tell me something. I do not agree with you at all. You are completely exaggerating the things you consider to be a nuisance on the street. The warehouses you despise so much are the northern section of the Ladies Mile Historic District. Believe it or not, some people like that kind of stuff. Almost everything else is residential. I am not bothered by street noise, but it clearly is a very big issue for you. Whatever deliveries Garden of Eden may get, it is not an 18 wheeler blowing its air horn at 2am. Delivery trucks dont make a whole lot of noise, and its irrelevant to me because I dont face the street. This thread is about 133 W 22 not the things you dont like about 22nd st b/w 6th and 7th. I get that the things that I think make the block great make the block terrible for you, but we all get the point that you dont like it, so enough. 133 W 22nd is no dream, it will be finished in a few months, and when I move in you can believe I will enjoy every second of it. Only person it's a dream for is you...

Well given that my apt will face the rear of the building I wont have to worry about delivery truck noise. And please give me your number so I can make sure to get your opinion on every block in NYC that I may ever live on since it is clearly important to you. Chelsea had warehouses, hence the warehouse gives it Chelsea character. Staples is on 6th Avenue, not 22nd St. I have seen one bum on 22nd st, but again..this is NYC...there are bums here. If that freaks you out too much then move. For the forth time, the street is residential, and there are trees on the street. There is barely any retail on the street, if you want to get all picky yes there is a small time bike store, a little restaurant but nothing that attracts tourism or shoppers. If you dont want darker streets, dont live downtown, its pretty simple. If you want peace and quiet and trees and birds and peace and love you arent going to find it below 23rd street. Perhaps I would care about the noise if I lived on the 2nd floor next door to Garden of Eden. But I wont so I dont give a shit how loud it gets. I hear garbage trucks outside my window every single day, as well as fire trucks, ambulances, police cars etc...it all becomes ambient noise when you've lived here long enough. Do you go out of your way with everyone who talks about a specific block to tell them everything YOU dont like about it like your opinion somehow matters in my life? Like Ive said about four times in this thread, I dont care what you think, if the block is no good for you, simply pass and move on. But to go out of your way to try and rain on other peoples parades is pretty pathetic.

It is funny...in one post you call the street "tree lined", now you say the warehouses "gives it character"...then you say Staples is not on 22nd, BUT IT IS...right next to Burlington Coat Factory!!

And the line..."there isnt much activity besides small fruit and vegetable trucks"...that is a real winner, beacause Garden of Eden sells Meat and Fish, which gets delivered every morning at 6am!!! Not to mention beer, soda, dairy, etc., but I am sure they are all delivered in small trucks!!!

There are like 8 residential apartment buildings...a warehouse that has little to no activity, the side of the old BnN (god forbid the side of a building). No retail to me makes it nice and "residential"...thats what residential means
There are no backs to any buildings, there is the side of the BnN...thats it. Staples is not on 22nd st.
As for Garden of Eden...its a small double door...there isnt much activity besides small fruit and vegetable trucks
and I hate to break it to you but in NYC there are garbage trucks on every damn street

I walked down the block today and from 6th ave west, there is not a tree for half the block...and the first 1/3 of the block is just the freight entrance from Staples on the north and the old B&N on the south...not retail, no pretty buildings, just ugly backsides to buildings...you also have the back to Garden of Eden, with the constant flow of delivery trucks/garbage

I am glad you are happy...just don't try to say the block is something it is not

Hi guys I was again in the neighberhood tonight! Its really really great! I am so excited and so convinced this is the best decision I have even done. The street itself is residential and quiet at night and the feel of chelsea is so great! The building is outstanding from the outside. I think it stands out much more than the verde or clement clark. An it won't have any problems aging (as for the Modern on west 18)

its like a 7 minute walk for me
I suppose if one were to take their time or needed a walker or something
but I dont...my time estimates are for me...if youre slow than add 10 minutes to everything

Sizzlack - Yes, the 1 train is on 23rd 7th, the rest are no where near a 2 or 3 block walk...the nearest 2/3 is on 7th and 14th (an 8 block walk), the 6 is on Park South and 23rd (a 2 ave walk) and the 4/5 is Union Square (8 block and 3 ave away)...as far as your other time estimates, the are a little aggressive

I'm really hoping any delays will be minimal. Once the nice weather got here they really picked up the pace. The windows and interior framing went up quicker than I was expecting it too...so I hope thats a good thing...

Depends what elements of a block determine your view of it being crappy...
22nd b/w 6th and 7th is tree lined and mostly residential (there is a dog daycare and a small theatre on the block). There are 3 new condo developments that will be opening later this year. 22nd St west from there to me is one of the nicest blocks in the city. Lots of little townhouses and lots of trees. 6th ave is a little nutty right there but its far enough down the block that you dont hear the noise. As for the pluses, it has the 1,2,3,4,5,6 and more subways all within a 2 or 3 block walk. Madison Sq Park is 2 minutes away, Union Sq park is 10 min away, the Highline is 10 min away, there is a Whole Foods around the corner, the building has its own parking.
So I dont think its a crappy block, but everyone has their own opinion.
Im on the block almost everyday during morning rush hour and traffic is pretty light.
