HR,

This is the Pierre Deux building. IMO, the west village doesn't get much more charming than this. Price & layout do seem nuts. Keep an eye on it, who knows how low the price will go. However, IMO, this unit will likely never be 'cheap' due to its location & size.

I don't mind the separation of the bedrooms--especially as one poster said for a couple living here. Nice for guests to be so private. However, $2.3MM for a only a 2 bedroom with a ridiculous kitchen and two lousy entry points. On top of that, one of the bedrooms is ungraciously small. The other is as small as I would find acceptable--it is borderline. My other issue for this price point is both bathrooms are in bedrooms--no powder room.

you can't incorporate the hallway--it's stairway space that provides the access to the upper floors.

You really need to be able to incorporate the hallway into your apt for flow.

Besides the fact that it is way overpriced, I don't mind the layout. It might not be for parents with young children, but having seperate bedroom wings can be a bonus for many people. I would use the den as a proper dining room since it is conveniently located to the (smallish) kitchen.

Actually, it would work if they were able to buy the hallway space and got keyed access to their floor. A lot of "floor-throughs" are designed like that.

i'm sorry i am just incredulous. this is a six room railroad apartment folded into a U--actually, 7 rooms if you count the laundry. what are they thinking?

http://www.streeteasy.com/nyc/sale/374968-condo-367-bleecker-street-west-village-new-york

367 was a conversion from rental to condo in the west village a few years ago--two side-by-side townhouses with commercial on the ground level. Apartment #2 was a lovely one bedroom with lots of windows on both bleecker and charles, and it sold for $1.525 in 2006:

12/13/2006 #2	$1,525,000 $1,525,000	↑ 1 bed	1 baths	956 ft²

Now they have decided to combine it with the second floor of the other townhouse. this apartment is slightly smaller and has fewer windows, so certainly is less valuable. but i cannot see how the value of these units is enhanced by combining them into the most awkward two bedroom layout imaginable. to get from one bedroom to the other you have to walk through a den, a kitchen, a pantry, and a living room. this is insane.

someone please explain this to me.
